CPF & Visa

Every foreign buyer eventually asks some version of the same question: does buying property in Brazil give me the right to live here? The honest answer starts by separating three things that are often confused — the CPF, a visa, and residency — because they are issued by different authorities, for different purposes, and none of them automatically produces the next.

The CPF (Cadastro de Pessoas Físicas) is simply a taxpayer registration number. You need one to sign a deed, open a bank account, or pay taxes in Brazil, and any foreigner can obtain one — it confers no immigration status at all.

A visa is a travel and entry authorization; residency is a longer-term legal status that permits you to live in Brazil. Brazil does offer an investor-residency pathway tied to real estate purchases above a federally set minimum value, but it requires its own application, documentation, and timeline — it is not granted simply because you purchased a property and hold a CPF.
