Florianópolis has spent the last several years quietly outperforming Brazil's larger, more obvious markets. A strong dollar against the real, a growing remote-work population, and a genuine shortage of well-located inventory have combined to push both prices and buyer interest upward — without the island losing the relaxed character that drew people there in the first place.
The island is not one market but several. Jurerê Internacional trades at a premium for gated, beachfront security. Lagoa da Conceicão draws a younger, design-conscious buyer close to the lagoon and the surf beaches on the east coast. The historic center on the mainland side offers far lower entry prices for buyers willing to renovate.
Inventory discipline matters here more than almost anywhere else in Brazil. Much of the best stock never reaches a public listing — it moves through brokers, developers, and word of mouth before it is advertised, particularly in Jurerê and the northern beaches.
